#1 – Eugene Makes Us Different

This warm, patient man began learning his craft at age nine, working alongside his father, Cliff Gurganus, on the North Carolina Crystal Coast. Those early days laid the foundation for Eugene to become one of the area’s top builders. His father was an exceptional builder, and he taught Eugene how to be precise and thorough, the value of doing things right the first time, and the “why” behind every step in the home building process.

By high school, Eugene could build a high-quality home on his own, spotting even the smallest flaws others might miss. While most of us notice a home’s appearance, Eugene pays attention to what you can’t see: the structure behind the walls, beneath the foundation, under the shingles, and behind the siding. That’s why a Sun Coast home still looks amazing even 20 years later—durable enough to withstand the harsh coastal weather of our hurricane-prone part of North Carolina.

Eugene founded Sun Coast at just 24 years old. While that may sound young, with 13 years of hands-on experience, he had already mastered his craft. Since starting in 1985, Eugene has built over a thousand homes, weathering recessions, the housing crisis, hurricanes, and even a global pandemic.

Eugene stands out by drawing his own house plans, a task most home builders leave to a draftsman or architect. Once approved by an engineer, his plans allow for accurate pricing of materials and labor, providing a reliable contract price. They’re also some of the easiest to build from, reducing mistakes and increasing efficiency.
